Addressing the urgent demand for logistics space

Greater Cambridgeshire needs more land to support its people, businesses and visitors. A recent report shows at least 3.4 million sq ft of industrial and warehouse space will be required over the next 15 years – and demand is set to rise. Tritax Park, Cambridge will help fill this gap with flexible logistics  and advanced manufacturing space for a wide range of businesses. Located along the A14, it offers easy access to Cambridge and beyond, helping local and national supply chains thrive. 

First phase backed by leading occupier

The first phase of Tritax Park, Cambridge will establish a new parcel distribution facility for a nationally recognised parcel delivery company, supporting sustainable logistics throughout Greater Cambridgeshire.

Delivering investment and unlocking thousands of jobs

Tritax Park, Cambridge represents a multi-million-pound investment that will create c. 2,500 - 3,000 jobs for local people, conveniently located near Northstowe, Bar Hill, Oakington and Longstanton. The development will provide accessible entry-level roles, training in transferable skills and clear pathways for career progression — helping to address Greater Cambridgeshire’s growing skills gap. In addition, the project’s construction phase will support thousands more jobs across the regional supply chain. 

Commitment to sustainable, low-carbon development

Tritax Big Box places sustainability and energy efficiency at the heart of every project, with all new buildings constructed to net zero carbon in construction standards, with EPC A ratings and BREEAM Excellent certification targeted as a minimum. 

Supporting local communities

As a long-term owner and investor, Tritax Big Box is committed to creating lasting value and making a positive difference in the communities where our assets are based. Through our Social Impact Foundation and Community Benefit Fund, we provide donations to local projects and groups, linked directly to the amount of new logistics space we deliver. Over the last two years the fund has awarded more than £160,000 to initiatives in communities where we have active development projects.  

Our Proposals

Tritax Big Box is bringing forward proposals for Tritax Park, Cambridge — a new logistics and advanced manufacturing park north of Bar Hill, close to the A14 (Junction 25). The development will help businesses deliver online orders quickly and affordably, strengthen both local and national supply chains, and create jobs and investment opportunities across Greater Cambridgeshire. 

The site is exceptionally well connected, with direct access to the east–west A14 and north–south routes via the M11 and A1. It also links seamlessly into Cambridge and nearby communities such as Bar Hill, Oakington, Longstanton and Northstowe, making it ideally positioned for efficient last-mile logistics.

Tritax Park has the capacity to play a significant role in meeting the growing demand for modern logistics space in the region. 

We are working in partnership with the Greater Cambridge Shared Planning Service under a Planning Performance Agreement to bring forward a detailed planning application for the first phase of development. The site has been promoted through the Greater Cambridge Local Plan process, and we will continue to engage constructively, with the next consultation expected later this autumn. 

The emerging proposals will include:

Logistics Space

Phase 1 will provide up to 65,500m2of warehousing and distribution space, with up to a further 170,000m2to be progressed through the Greater Cambridge Local Plan and planned for future phases.

Landscape, Ecology & Biodiversity

Tritax Park, Cambridge will combine high-quality buildings with thoughtfully designed green spaces. At least 40% of the site will be  open green space, and the development aims to achieve a minimum 25% Biodiversity Net Gain — creating a sustainable environment where people, businesses and wildlife can flourish together. 

Active Travel

The scheme adjoins an existing active pedestrian and cycle route linking the neighbouring settlements of Longstanton and Northstowe to the north, and Bar Hill to the south, as well as to the wider active travel network.

Additional opportunities to access existing public bus services — including half-hourly services between Cambridge City Centre and Northstowe via the Guided Busway — will be delivered, either through a diversion into the scheme or the provision of new bus stops.

Road Links

Vehicular access to the scheme is proposed from the B1050 to the east, via a new signalised junction. The B1050 provides direct connections to the A1307, which links directly to Cambridge, Fenstanton and Huntingdon, as well as to the A14 at Junction 25 — a key strategic route between the Midlands and East Anglia.

Community Space

New amenities will be provided for future employees, visitors and local residents. We welcome feedback on the types of facilities the community would like to see, but provisionally this could include sports facilities and circular walking routes for recreation and wellbeing facilitated through the creation of new publicly accessible space.
